Big Moves in ATL: Neighborhoods to Watch in the Next 12 Months
If you’re a homebuyer, investor, or someone thinking about your next move in Atlanta, the next year will be pivotal. Several neighborhoods are poised for transformation — and those changes could drive strong appreciation for the properties in their paths.
1. Downtown / The Gulch / Centennial Yards
One of the most talked-about projects in Atlanta is the $5 billion Centennial Yards redevelopment. Spanning roughly 50 acres in what’s long been known as “The Gulch,” the plan includes a mix of residential, commercial, entertainment, and retail components.
Already, The Mitchell—a 19-story luxury apartment tower with 304 units—has opened as part of the overall vision. With that in place, further phases will come online over the next few years, drawing both residents and foot traffic back into the urban core.
Meanwhile, plans for 1,300+ housing units and 1.5 million square feet of commercial space around the downtown district further support this area’s growth as a nexus for work, living, and entertainment.
If you believe in downtown revitalization (and proximity to major venues, transit, and walkability), this is one to watch.
2. West End / BeltLine Corridor
West End is already undergoing a dramatic shift. The Mall West End redevelopment has secured $450 million in plans to introduce 900 rental units, new retail, medical office space, a hotel, and community amenities.
Meanwhile, the Westside Trail (BeltLine expansion) is expected to further integrate this area into the broader network of trails, parks, and connectivity that make many Atlanta neighborhoods more desirable.
And the existing Lee + White mixed-use hub is already helping reshape the neighborhood’s identity.
For buyers and investors who value accessibility to the BeltLine and future amenities, now is a strong window to get in before the full wave of redevelopment lifts prices.
3. Westview / Enota Park
A quieter gem getting attention is Westview, especially the eastern edge where the BeltLine “Model Mile” runs.
One concrete improvement: Enota Park, which serves as a local anchor, is slated for a $2 million expansion including new recreation areas, walking trails, a pavilion, splash pad, and landscaped gardens.
Parks and walkability improvements often deliver outsized value gains in neighborhoods that are already adjacent to major infrastructure. Westview could see more interest from buyers seeking “next-tier value” near the BeltLine without the premium of more established neighborhoods.
