Ahhh spring. A time of rebirth and renewal that is a perfect metaphor for fresh, new beginnings in the Atlanta Real Estate Market. If you‘ve been on the fence, patiently waiting for “a sign” that it is the right time to buy or sell, read below for reasons why NOW MAY BE THE PERFECT TIME.
More Inventory. There Are More Homes for Sale.

The lack of inventory has dominated the landscape for years. Finally, the number of homes for sale is improving. This spring marks a radical improvement over previous spring markets.
WHAT DOES IT MEAN?
Buyers: This means you have more choices, and you can be more selective.
Sellers: With more homes available, you’re more likely to find precisely what you’re looking for when you move. And knowing that inventory is still a tad below more normal levels means there will be demand for your home when you decide to sell.
Home Price Growth Is Moderating.

Supply and Demand drives prices. As inventory increases, the pace of home price growth slows.
When there are more homes for sale, buyers have more options, so there’s less competition for each house. Rising supply and less buyer competition cause price growth to slow, although it should remain positive in most Atlanta markets.

WHAT DOES IT MEAN?
Buyers: The slower pace of growth means prices aren’t rising as quickly as before. A home purchased now means it is likely to appreciate over time, helping you build equity.
Sellers: Monitor your expectations. While prices are still rising, overpricing your house in a more balanced market could mean it takes way longer to sell. Pricing your house competitively is strategic as it’s critical to attract buyers to your property in the first place and to then for them to make offers.
Mortgage Rates Are Stabilizing. For Now.
One of the biggest hurdles for buyers over the past couple of years has been high, and volatile mortgage rates. But there’s some good news – rates have come down since the beginning of the year and stabilized recently. While that decrease hasn’t been large, more stability in mortgage rates has helped make buying a home a bit more affordable and predictable.

Although we have seen some stabilization and lowering rates, remember, some volatility might linger. Sellers: Buyers are stepping up and moving forward. Slightly lower and stable rates are encouraging more buyers to move forward with their plans.
