What is

Condition Intolerance is characterized by virulent opposition to purchasing or even considering a property because it needs updates or a remodel.
“Conditional Intolerance will keep a Buyer from even considering your house. A completely updated house will sometimes garner a higher than asking price.” ~Sarah Chatel

When it comes to buying a home, there are choices. A fundamental choice revolves around “move-in ready” VS. “renovation worthy fixer upper.” There are pros and cons to both, but Sarah and her team are very often on the side of “buy the house that needs some TLC” as it’s often a better financial move.

Many buyers are walking away from properties that require even small renovations and updates EVEN THOUGH doing those renovations have been proven to increase personal enjoyment of the home (who knows better than you what YOU like) as well as allowing for quicker equity increase realization.

Sarah encourages her clients to keep their minds open. She has helped dozens of clients find “diamonds in the rough” while reaping the upside benefits of lower purchase prices, potential appreciation, and the beauty of transforming the home to their aesthetic.  She has an uncanny ability to re-imagine property, and to quickly determine what it will take to transform older homes into a more “move in ready state.” Her vetted vendors are at the ready to assist in any and all updates.

Sarah has helped dozens of clients find the perfect property and dozens more find the properties that they can then make perfect.

The Chatel Concierge of fully vetted professionals is a wonderful resource for her clients and covers everything from antique appraisers to window replacement companies, making finding capable and reliable help – a task that is often difficult – easier.

While buying a home that needs work is not for everyone, Sarah encourages her clients to strongly consider it…particularly when you have her and her team as PARTNERS to guide you every step of the way.

Advantages of Buying a Home that Needs Work

  • Lower Purchase Price – Fixer-uppers often come at a lower price point.
  • Ability to Customize – Renovate with your aesthetic in mind.
  • Potential for Appreciation – Renovations can increase the home’s value over a shorter amount of time.
